Schedule a ShowingResidential applicants will be asked for income verification prior to a showing. Prairie Vista and Woodsage applicants will be asked once they’ve toured properties. In each case we look for net income to be 3x monthly rent.
View the PropertyWe’ll show you around the property and answer any questions you have.
Process Your ApplicationWe send you an email to get your consent to run a credit check. The results are delivered as soon as you finish the questionaire.
Hold the PropertyIf the background check and credit requirements are met, you will be able to hold the property with a security deposit.
Lease SigningWe set an appointment to sign a lease, give you a folder with all necessary rental information, and hand you the keys once we receive the 1st month’s rent.

We currently have more qualified applicants than we have units to place them. If you have a quality home or apartment that needs rented, please contact us. If you need management, we are experienced with high-end units, HUD, and PHA. We can lease out and/or manage quality units at any price point.
We find tenants by focusing on online marketing including Craigslist, Zillow, Trulia, and Hotpads ads that are integrated with our property management software, search engine optimization, and social media. We also belong to the Peoria Area Association of Realtors and list our rentals in the MLS.

Our property management software gives investors access to their property information and activity which, when combined with maintenance, leasing, and quality tenants, creates a premium service. Efficiencies in marketing and communication allow our pricing to still be competitive and in-line with other large property management firms with lower levels of service.
