Our purpose is to create an environment where everyone has the opportunity to live in a quality home in a lifegiving neighborhood which provides a seamless transition between rental homes and homeowners.

Application process

  1. Rental application filled out & copies of last two paychecks or other income stream.
  2. Appointment scheduled with our leasing agent to see units you are interested in.
  3. Decision made on a unit.
  4. Application fee paid of $25.
  5. Credit check, landlord check, employment verification & eviction search.
  6. Once approved, a security deposit is paid to reserve the unit for 2 weeks max.

Rental criteria

Information asked from your current landlord may be simple questions beginning with how many times did you pay rent late to were there extreme damages done to the property while the applicant was staying at their property. We hold the landlord reference in the highest regard while processing you application.

The affordability figured by the leasing agent is verified with paycheck stubs to find an average amount of income. We are looking for a ratio of rent to income of 30%. In other words, your rent amount needs to be 30% of your income PPM never wants to set a family up for failure by approving them to rent a property that they can’t afford. Keeping the house expense at 30% of the average monthly income allows you to manage other expenses accordingly.

We do accept section 8 (PHA) renters.

What we expect from you:

  • Rent paid on time
  • Upkeep of your unit
  • Communications when needed about repairs or problems
  • Being a positive member of your neighborhood

Late fees

Rent is due by the 5th of every month. The morning of the 6th the computer automatically posts a $45 late fee to your account. If you have any problems with paying rent by the 5th please notify the office as soon as possible.

Maintenance

We have a 24 hour in-house maintenance department. If you have a maintenance issue you can call our office at 309-686-1122 ext. 100 or you can email your issue to Dale Hanssen (dale@hanssengroup.net) Please leave a detailed message with name, phone number, address and issue. You will receive a call within 2 working days to schedule a time to come to your home. If you have an emergency you can page our maintenance staff using the pager listed on the message. Please only call for emergencies!

Improvements

At any time you want to improve your house or apartment we are always willing to provide supplies for you. Most commonly people want to paint and plant flowers. Talk to us in the office and we can walk you through the procedure.
